Things come in threes according to the old adage but I think I can top that.

Since we began to seriously consider listing our property for sale, it seemed like everything decided to fall apart. During the second half of 2022 we replaced the solar hot water system, the pump for our water tanks, the inverter for our solar panels and the back stairs.

Ongoing maintenance is something that needs to be accounted for in terms of time, energy and most significantly, money. These four items cost us in excess of $13,000. Being a homeowner is not a cheap adventure and thankfully we had the funds to cover these unexpected expenses.

Whilst it will not necessarily be a large amount, there will always be unexpected expenses that crop up from time to time. How you manage this will depend largely on your own circumstances but it is definitely not something that can be ignored.

You may also choose what is an absolute necessity and what can be delayed. For us, the pump for the water tanks was essential as no pump = no water. The back stairs could have been a lower priority as we do have stairs at the other end of the house. The hot water and the inverter could have been delayed because we have a hybrid solar system and could have resorted to the grid connection. However, this would have come at a substantial cost, particularly when utility prices are rising exponentially.

Most of the work does not warrant a photo but here are the new back stairs – freshly painted by GMan.

Today I want to show you a couple of small but significant home maintenance jobs.

Since we live in a rural area we do not have sewerage. Instead there are 2 tanks – a septic and a greywater one. They would have been installed when the property was initially developed so they are probably close to 30 years old. Unfortunately, both of the lids had become cracked and chipped so we decided to replace them

I thought this would be a relatively simple task but after much research via Google, I was still unsure as to what they were actually called, whether they came in different sizes and whether it was possible to replace the concrete lids with fabricated steel ones.

I rang our local Council who were of minimal assistance except to say that they had to be restored to the original state – so that ruled out steel covers. Next, I tried a local plumber who said that he didn’t keep them on hand but to ring Everhard Industries. I had perused their website extensively in my research and been unable to find a reference to anything like what I wanted but I rang anyway.

Everything took an immediate turn for the better as the young lady on the phone knew exactly what I wanted and was able to give me the part number and description but said I would need to order it from a plumbing supplier as they did not sell directly to the public. She also gave me the names of several suppliers in our area. I rang one of them, ordered the covers and we were able to collect them 2 days later.

GMan replaced the old covers with new ones and here they are looking bright and shiny.

Speaking of bright and shiny, the other concrete project has been cleaning some of the back path.

Then I moved some of the potplants to the space under the stairs.

There is still more to be done but that may have to wait as there is rain forecast for the next week.

Site Preparation

In my last post I mentioned that we had ordered a garden shed. We have been debating the need for a shed for a number of years and have finally bitten the bullet.

It will be a very simple 3m X 3m structure with double opening doors at the front. There are no windows, no side door and no power. It is really no more than an oversized lawn locker to store the mowers, mulcher, brushcutter and possibly wheelbarrow as well as some storage shelving for accessories and fuel.

This will create some real workspace in the area known as the workshop.

It will probably be 3-4 weeks before the shed is ready to be installed but there was a bit of site preparation to be done beforehand.

This is a view of the area where the shed is to be placed.  There is no ‘before’ photo but it had become somewhat overgrown so we cut back shrubs and some heliconias as well as moving some logs which had been dumped there.

The impending construction is certainly motivation to clear up the area surrounding the new shed.

We have quite a large stand of heliconias so we removed a few that were encroaching on the access to the would-be shed as well as using the opportunity to clean out some of the spent ones.  The edge of the clump is clearly visible on the left-hand side of the photo.

Looking slightly to the right you can see the area where we have almost finished moving what was a huge pile of mulch.  We will be planting several shrubs once the mulch is cleared.

The shed site is not the only one we are preparing.  Yesterday we moved all of the furniture from our verandah which extends around 2 sides of the house in preparation for the floor to be sanded and recoated.  The sanding was supposed to happen today but it rained overnight and some of the flooring was wet so the start has been delayed.

In other garden news, GMan planted clivias along the western edge of the driveway.  These were sourced from multiple plants we had in pots.  Most are orange but there are also some yellow ones.  My $20 investment in a single orange clivia which I bout almost 20 years ago has paid handsome dividends.  The yellow ones have also multiplied from a single plant which was a gift several years ago.

I think the clivia plants will make a nice border to the edge of the driveway.  The area behind them is a work in progress.  The shrubs were planted in mid-December and are growing quite well.  You can see some of the piles of mulch which have been moved from the site near the shed.  We plan to lay some sheets of cardboard to suppress the weeds then cover them with the mulch.

Bright and Shiny

One of the things that has needed doing for some time is repainting the ceiling in kitchen.  We had originally painted with regular ceiling paint which is a matt finish.  Unfortunately, we did not take into account the fact that we live in an area of very high humidity as well as the steam that is generated in a kitchen.  There is an efficient exhaust fan but this is not enough to keep the incessant mould at bay.

It is much better and will be easier to clean because GMan has used a semi-gloss paint.  While this is not necessarily recommended for ceilings, we have had previous success as it was used in the bathroom almost 10 years ago and it is still immaculate.  A quick wipe over with cloth dampened with a spray of diluted clove oil removes any trace of mould.  I have done this about 3 times in 9 years.

We have decided that several sections of the house would benefit from a fresh coat of paint.  Next on the list is the front entry.  First coat of the ceiling is done with another coat tomorrow.  The walls also need doing.

There are several other maintenance projects on the ‘to do’ list and it is quite a new experience for us.  Not actually painting etc but the fact that we have been in this house long enough to need to be redoing painting that we did 10 -12 years ago.

A Three-Pronged Approach

Although the blog posts have not necessarily reflected it, we have slowly but surely been concurrently working on several projects around the house.  It is interesting to note that they all relate to the approaches and entrances to our home.

First is the walkway we are building which you can read about in this post.  The walkway will provide a more defined entrance to what is essentially our backyard.  It is close to the vegetable garden and the back steps that lead to the area of the verandah which we most often use for entertaining.  We recently took the next step and bought the timber for the horizontal rails.  I have painted them this weekend.

This was not the only painting I did.  While I had the tin of ‘Woodland Grey’ paint open, I started on painting near the main entrance to the front verandah.

Yesterday I did the first coat of the wall.

Today I made a start on the steps.  You can still see some of the original salmon colour in the section of blockwork under the verandah which is visible between the stair treads.

Apart from the fact that I had the paint tin open, the real reason I painted this areas this weekend is that I wanted them done before the finishing touches are put to the concrete stairs.

This is the before photo which I took when we had pulled up some of the pavers.  You can see that the timber sleepers were beginning to rot.  It was a trip hazard and had no handrail which makes things difficult when we have elderly or less able guests.

The concrete has to cure completely before the final step which is to have a non-slip finish applied.  This will be a similar colour to the surrounding rocks and will hopefully blend in to the surroundings much more than the fresh, grey concrete.

I decided to paint the adjacent wall as it is much easier to do before the final surface is applied.  There will be a short railing on the left hand side of the 2 steps up to the verandah so it made sense to do the steps before that is installed, too.

We are gradually painting all of the besser block base at the western end of the house and the next section to be done will be the walls surrounding the garage doors.  I will be glad to see the end of the salmon pink colour.

I have not been the only one painting.  For the past couple of weeks GMan has been working on the door which leads from the verandah into the dining room.

It has been bare timber since it was installed about 9 years ago, mainly because we could not decide whether to stain or paint it and if so, what colour?  The exterior of the house is very neutral and this will provide a real pop of colour as well echoing some of the tones in the lounge/dining room.  I will post some photos once the door is re-hung.  GMan has been busy sanding and painting the door frame as well as the doorstep.

There will be more updates as well as photos as these projects progress further.

Happy New Year!!

I mentioned in my last post that I did not have any major resolutions or grand plans for 2018.  However, I have created a list of things we want to get done.  We have agreed that we will not take any major overseas holidays this year but will try get some things done around the house.  We have been overseas for each of the last 4 years and while we thoroughly enjoy the trips it does not leave much time to catch up on domestic tasks.

We are at work during the week and find that we think of jobs to do faster than we can accomplish them.  Many are things we can do but some will definitely require some professional assistance.  In those cases we still need to make the contact and arrange for the job to be done.  GMan is considering taking some annual leave during the year to try to get ahead on some projects.

Here is the initial list – in no particular order.

Make 3 more raised garden beds
Connect tank and get new outdoor taps
Make outdoor sink
Have back wall washed
Replace front steps and add handrail
Revarnish verandah
Revarnish verandah handrail
Repaint ceiling in kitchen, hall, lounge/dining room and front entry
Repaint front entry
Recoat slate floor (front entry and fireplace surround)
Refinish vinyl floors
Replace 3 security doors
Paint external door to dining room
Paint board on wardrobe in 3rd bedroom
Finish painting edges of verandah ceiling
Create garden bed outside vegie garden

The first step will be to assign priorities to the items on the list.  There will other things added over time that may well take priority.  If I am completely honest I really don’t think that this will all be completed in 2018 but we have to start somewhere.

I am excited to report that the board on the wardrobe has now been painted so that is one thing off the list.  It was probably the smallest and easiest task on the list but they are often the ones which are most likely to be overlooked.  The 2 horizontal boards had been removed when we painted the room years ago.  GMan bought a length of replacement board but it was not put up until a few months ago.  I was determined not to leave it for years before doing the painting.

Another Weekend

Well, Sunday evening has rolled around yet again in the blink of an eye.  The weekends are simply not long enough for me to achieve everything I hope to do.

Some weekends are more productive than others and I am pretty happy with what I managed to accomplish.

All of the washing and 95% of the ironing are done.  Why 95%?  The iron decided it was time to die when I only had a few items left.  So, one of my jobs for this week will be to buy a new one.

I have planned our menu for the week, bought fruit and vegetables, swept and vacuumed the floors as well as doing some painting on the verandah.

GMan and I went to the computer shop to buy a new tower for the desktop computer as the other one had been deemed as unrepairable.  The new one should be ready next weekend.

Apart from sanding and painting GMan managed to do all of the mowing so he has been busy, too.

However, the weekend was not all work as we went to the movies in Maleny on Saturday evening to see, ‘Hunt for the Wilderpeople’.  It was both funny and sad in places and I really enjoyed it.

Maintenance and Mr Bunnings

Home maintenance is an ongoing issue and one with which we have varying degrees of success.

On Saturday evening The Duke announced that he would need to go to Bunnings the next day.  Bunnings is a chain of large, supermarket-style hardware stores and the nearest one is about a 60km round trip so it is not a matter of jumping in the car and going around the corner.  Therefore, we tend to make sure that we get everything we need in one go.  We also took the opportunity to go to the fish shop and buy some more salmon.

Anyway, off we went to Bunnings and bought a new garden sprayer (the initial reason for the trip), new blades for the Stanley knife, a new garden tap, plumber’s tape and new rollers for the sliding door.

The outdoor tap had been leaking for some time and changing the washer made no difference so The Duke decided it was time for a new tap which proved to be successful.

The next project was to install the new roller on the sliding door in the bathroom.  We  had to remove the timber pelmet which covers the track mechanism.

I did not take a photo of the actual tracks but we had to replace one of the rollers as it had broken.  The door could still be used but it did not run smoothly and it was evident that there was a problem.  We took the broken piece with us to ensure that we bought the correct sized replacement.  They did come as a single item but we decided to buy 2 so that we would have a spare.  At $4.00 each it is not a huge investment and we have another in case it is required in the future.

Two out of two jobs successfully completed!  The Duke and Mr Bunnings worked well together.

I think the trick is to know wat jobs are within your capability and what are not.  Do you reglarly undertake home maintenance jobs to keep things in working order?
